According to The Association of Residential Letting Agents (ARLA) a number of recent tenancy deposit scheme disputes under the Alternative Dispute Resolution (ADR) system, have shined a light on the Inventory process. In many cases, if a Landlord or Lettings Agency has not been able to provide a clear and concise Inventory, then the full deposit has been returned to the tenant – regardless of the state of the property when left. Check-in and Check-out

Check-in Service

Our Check-in service involves meeting and greeting new tenants and carrying out an appraisal of every room with them, checking the details of your Inventory and ensuring that they are happy with the contents and state of the property. We will also check meters and smoke and CO2 alarms and once your tenant is fully happy, we obtain their signature and hand over the keys to the property. This provides peace of mind on both sides that tenants are happy and your property is protected.

Check-out service

Our thorough Check-out process is a detailed check of your property with your tenants to note any damage or differences to the Inventory report. We issue you with a detailed Check-out report that covers every aspect once this is complete. We also offer interim inspections to ensure that your property is kept in a good state of repair on an ongoing process.
